The Planning and Zoning Commission (PZC) meeting that was scheduled for November 15, 2022, has been rescheduled to Monday, November 7, 2022, at 9:30 a.m.
The PZC will discuss the R-B Low Density Residential District Mockup prepared by Sean S. Suder, ZoneCo, presented at the Town Council joint meeting on October 12, 2022. Numerous issues have been raised in conversations with the Town Council, the PZC, representatives of the architectural community and the public. These topics will be the focus of further discussion with the PZC at the November 7, 2022, meeting and will include the following:
Residential Buildings | Residential Lots and Lot Features: |
Cubic Content Ratio (CCR) versus Floor Area Ratio (FAR) | Stormwater capture/runoff |
Building location/setbacks | Building Height Definitions |
Second story massing | FEMA elevations |
Front garage orientation | Site walls and corrugated sheet piles |
Façade articulation | Mechanical equipment location |
Homogenous roof planes | Shade trees |
The dialog will be supplemented with graphics to illustrate the current conditions and those suggested. It is anticipated that the outcome will be adjusted during the public engagement process with the Town of Palm Beach community tentatively scheduled to begin in January 2023. Decisions on the scope and content of revisions are ultimately that of the Town Council following the input of the PZC and extensive community engagement and input. Additionally, staff will present draft amendments related to Business Tax Receipt (BTR) language and non-conforming uses that are contained within the commercial zoning districts.
The meeting agenda and back-up material will be available for the public closer to the meeting date.
